This is my 100,000 foot view of the Purchase Process

Going back to leverage my Business Analyst background

I created the flow chart above about 15 years ago, and for the most part it still holds up!  Nowadays though, instead of bringing in a large Cashier's Check, most Buyers simply wire in their remaining monies to close This is a very over-simplified view of the process, but it should illustrate the major components of the Home Buying Process. The nuances within each box will be explained in further detail in person and as we progress through the experience. 


We also have to understand the various forms that make up the Transaction:

  • Disclosure Regarding Real Estate Agency Relationships
  • Fair Housing and Discrimination Advisory
  • Possible Representation of more than one buyer or seller - Disclosure & Consent
  • Wire Fraud and Electronic Funds Transfer Advisory

These are the new forms that are being implemented as a result of the 2024 NAR Settlement. Several are still in flux at the time of this website publication, but I will continue to monitor all NAR updates and keep you posted.

Identifying comparables and determining value in and of itself is a long process. But one that with practice becomes clearer and clearer. We use the following metrics to determine our Value Channels:

  • Cost/Sq.Ft.
  • Economies of Scale
  • School Ratings
  • School Verification
  • Condition
  • Lot Size
  • Zip Code
  • Proximity to Noise
  • Interesections
  • Cul-de-sac
  • Modular vs Open Concept
  • Turnkey-Livable-TearDown
  • Flood/Fire Zone
