Over the course of my career, I have represented over 200 Buyers on their Purchase Journey. Of those Friends, I have helped 90 get into the home of their dreams below List Price. That's over 40% of my Buyers!  Another 18% have bought either at List Price or less than 2% over Ask. 


Admittedly, we can't guarantee this success all the time, but I assure you, we will look at all the Comparables. My singular goal is for us to be part of the conversation. I can't promise we will get you the house below or at ask, but what I can tell you is we will know the "value channels".  


Whenever we make an offer, I leverage my relationships with Agents forged over two decades of being in the industry. Cleanliness of offer and other terms ensure we are regularly part of the conversation. I always want my clients to have a chance to react...  and by react, I mean when and whether or not to step off the carousel, or stay the course.  


I take great pride in my appraisals coming in where we thought they would. Given we have actual closed comps, I have material to provide an appraiser in the event we end up with an out of area appraiser and a low appraisal.  We can provide that information to "argue" an Appraised Value.

That is also a very important metric. One of the things I pride myself about is my ability to decipher pricing strategies and which properties the Sellers (and their agents) are looking at/using for comparables.  A lot of things need to be taken into account.  You will see those noted in the "Process" section of our Buyer Bucket. Establishing Value Channels. This is done leveraging my former life as a Business Analyst; with Data Analysis. We then ignore the list price and look at Comp Price. After all, this is what an appraiser will be looking at when they appraise the property. Our goal here is to make sure we are not overpaying.
