For the most part these days, savvy Sellers are providing Buyers with Inspections as part of their disclosure process. Typically they provide at least a Property and Termite Inspection. When combined with Seller Disclosures (TDS and SPQ) a plan of action starts to form. What are the Section 1 item costs? How old is the HVAC? Does the Water Heater need to be replaced? Does the Sewer Lateral need to be video'd? How much longer will the roof last?
Yes, I can get in the crawlspace with you, but my level of visual expertise only extends so far. When in doubt, ask the professionals. Whilst I can't guarantee they can see through walls, they and their experience are a good resource for any concerned Buyer and a good place to start.
